Plans for 157K sf care facility revealed in Midwood
The company Prospect Park Land LLC which lists Darryl Hagler as managing member, revealed plans for the construction of a 157,399-square-foot long-term care facility with 280 beds at 1455 Coney Island Avenue in Midwood, Brooklyn.
The site is currently occupied by a 37,097-square-foot, two-story building used by the Brooklyn Center For Rehabilitation and Residential Health Care.
The developer seeks a zoning map amendment from a R5/C2-3 district to C4-5D in order to facilitate the development.
The development site, located at Block 6722, Lot 73, is under the applicants control. The proposed rezoning would also affect Block 6722, Lots 67, 69, 70, 71, 73, as well as portions of Lots 1 and 65, which are not owned by the applicant. However, according to the plans, the other sites are not expected to be materially affected by the rezoning.
The building would stand nine stories tall, with a height of 95 feet. The first floor would contain lobby areas and accessory space, such as administrative office space, a small café, and a shul for residents. Floors two through nine would contain the beds and would include between 30-40 beds per floor. Each floor would contain accessory dining spaces and multi-purpose rooms to service residents. The rooftop area contains a recreation area for residents. The building would also have 28 parking spaces.
