New Empire Corp. files plans for 59-unit resi building, first plans in Kips Bay in two years
New Empire Corp., on May 6, filed a permit application for construction of a 59-unit, 44,571-square-foot residential building at 429 Second Avenue in Kips Bay, Manhattan. Bentley Zhao, Chairman & CEO of New Empire Corp., filed the plans.
These are the first new building plans filed in the Kips Bay neighborhood of Manhattan since January of 2020. Additionally, they are the first residential building plans filed in the neighborhood since 2019.
The developer purchased the property from Speiser Dabran Management for $14.8 million back in August of 2021. PincusCo reported at the time of purchase that the site had a total buildable of 45,007-square-feet.
The plans call for the construction of a 150-foot-tall, 12-story building and were filed with the New York City Department of Buildings under job number M00675715.
The development site spans multiple tax lots. The lot has a width of 60 feet.
The project is described in the filing as: Construction of new 12-story residential building.
Per the pans, the ground floor of the building will have a lobby, common space, lounge, pet lounge, and one dwelling unit. The second floor will have five dwelling units, floors three through 10 will each have six dwelling units per floor, the 11th floor will have three dwelling units, and the 12th floor will have two dwelling units. The cellar will have a sauna, fitness room, wellness room, lounge, and co-working space.
