Manny Felberbaum files plans for 66-unit mixed-use building in East Morrisania

Manny Felberbaum, on April 5, filed a permit application for construction of a 66-unit, 38,645-square-foot building at 1763 West Farms Road in East Morrisania, the Bronx.

There have been 18 new building plans, including these, filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 78-foot-tall, six-story building and were filed with the New York City Department of Buildings under job number X00634103. The development site spans one tax lot.

The project is described in the filing as: proposed six-story mixed-use project as per plans.

Per the plans, the ground floor of the building will have five dwelling units, business space, and parking for 40 cars. The second floor will have seven dwelling units. The third floor will have 13 dwelling units. Floors four and five will each have 18 dwelling units per floor, while the sixth floor will have five dwelling units. The roof will have recreation space.

The architect listed is Leandro Nils Dickson Architect, LLC.

The property was acquired for $3.6 million on January 9, 2017.
