Franc Gjini files plans for 34-unit resi building in University Heights

Franc Gjini through the company 2625 Grand Avenue Corp., on May 23, filed a permit application for construction of a 34-unit, 20,716-square-foot residential building at 2621 Grand Avenue in University Heights, Bronx.

There have been seven new building plans, including these, filed in the neighborhood in the previous 12 months.

The plans call for the construction of a 40-foot-tall, four-story building and were filed with the New York City Department of Buildings under job number X00724876.

The development site spans one tax lot. The lot has a width of 100 feet.

The project is described in the filing as: new four-story residential building.

Per the plans, the ground floor of the building will have a recreation room and five dwelling units. Floors two through four will each have nine dwelling units per floor, while the penthouse will have two dwelling units.

The architect listed is Node Arch, Engin, Consult, PC.

The property was acquired for $950,000 on November 5, 2021.
