Century Development Group files plans for 119-unit mixed-use building in LIC
George Xu’s Century Development Group, on August 8, filed a permit application for construction of a 119-unit, 103,481-square-foot mixed-use building at 11-36 45th Road in Long Island City, Queens. It appears the development will have two towers, described in the plans as “Building A” and “Building B”, with a shared ground floor.
Last year the developer filed plans to demolish a 56,000-square-foot building at the site. In March of last year, Xu paid $1.4 million for air rights transferred from 11-06 45th Road and others to the development site. In total, Xu bought 9,408 square feet of development rights at $149 per square foot.
The plans call for the construction of a 75-foot tall, seven-story building and were filed with the New York City Department of Buildings under job number Q00785605.
The development site spans one tax lot. The lot has a width of 175 feet.
The plans are described in the filings as: new building.
Per the plans, the ground floor of the building will be used for a house of worship. The second floor will have nine dwelling units in building A and 11 dwelling units in building B. Floors three through six will each have 10 dwelling units in building A and 11 dwelling units in building B. The seventh floor will have eight dwelling units in building A and seven dwelling units in building B. The cellar will have 52 parking spaces.

The property was acquired for $26 million on May 31, 2019.
