Abdel Hassen through the entity 135-46 Calhoun Realty LLC paid $7.2 million to Barbara Arn through the entity 135–46-56 Lefferts Blvd., LLC for midblock retail grocery building at 135-46 Lefferts Boulevard in South Ozone Park, Queens and development building on Lefferts Boulevard in South Ozone Park, Queens.
The deal closed on February 23, 2022 and was recorded on March 10, 2022. The two properties have 13,590 square feet of built space and 2,320 square feet of additional air rights for a total buildable of 16,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $526 and the price per buildable square foot is $446 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Barbara Arn was Avron I. Brog. The signatory for Abdel Hassen was Abdel Hassen. Barbara Arn was listed as the owner of the property before it was transferred to the LLC.
