Permit issued for Grand Street Guild’s 232-unit resi building in LES
On June 16, a permit was given for construction of a 232-unit, 274,188-square-foot residential building at 165 Broome Street in the Lower East Side. Michael Comerford, who is listed as the filing representative through the law firm Comerford & Dougherty, LLP, filed the plans.
The project is being developed by a large group of non-profit and private developers. According to reports, the development group includes Grand Street Guild Housing Development Fund Company Inc., Grand Street Guild East Housing Development Fund Company Inc., Southeast Grand Street Guild Housing Development Fund Company Inc., and Clinton Broome Development LLC.
The larger project includes two buildings, spanning 151-165 Broome Street. The two buildings will have over 400 dwelling units combined.
The plans, pre-filed on August 12, 2019, call for the construction of a 152-foot tall, 15-story residential building.
Per the plans, the ground floor of the building will have an office, parking, a lounge, a fitness room, and a game room. The second floor will have additional parking. The third floor will have 16 dwelling units and recreation space. Floors four through 15 will each have 18 dwelling units per floor.
The project is described in the filings as: construct new 15-story residential building.
