Yoel Landau files plans for 88-unit mixed-use building, most units planned in Norwood in 12 months

Yoel Landau, on April 8, filed a permit application for construction of an 88-unit, 73,121-square-foot mixed-use building at 3547 Webster Avenue in Norwood, the Bronx.

Per a PincusCo analysis of new building plans filed with the city’s Department of Buildings, the plans call for the construction of the most dwelling units in the neighborhood in the previous 12 months. During that span there were only a total of two new building plans filed in the neighborhood.

The plans call for the construction of an 85-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number X00709422.

The development site spans one tax lot. The lot has a width of 150 feet.

The project is described in the filing as: proposed eight-story mixed-used project. Filing for the 421a deadline.

The ground floor of the building will have community space and commercial space. The second floor will have eight dwelling units and 26 parking spaces. Floors three through seven will each have 15 dwelling units per floor, while the eighth floor will have five dwelling units and recreation space.

The architect listed is Genaro Urueta Inc.

The property was acquired for $7 million on November 14, 2019.
