Q1 neighborhood analysis: 1,567 units in Gowanus, 1,516 in Jamaica
For the second quarter in a row, Gowanus was the most active neighborhood in the city for new development plans. In Q1 there were 12 new building plans filed in Gowanus, calling for 1,567 dwelling units and over 1.8 million square feet of new construction. Jamaica was the second most active neighborhood, with 15 plans filed calling for the construction of 1.5 million square feet of space and 1,516 dwelling units.
PincusCo looked at all new building plans which called for the construction of 2,000-square-feet of space or more. The residential analysis looked at plans which called for four or more dwelling units.
The bulk of Jamaica’s activity came from two large plans, filed by Joel Weiss through the company Heartfelt Townhouse Build, on February 8. The plans called for the construction of a 500-unit, 367,658-square-foot mixed-use building at 94-15 Sutphin Boulevard and a 495-unit, 346,635-square-foot mixed-use building at 147-35 95th Avenue in Jamaica. The two plans called for the construction of the most, and second most, residential units in the entire city in Q1.
Jamaica’s other significant plans, filed by The Chetrit Group on February 17, called for the construction of a 359-unit, 274,837-square-foot mixed-use building at 147-27 Archer Avenue in the neighborhood.
Gowanus, which has seen a flood of new development plans since a massive rezoning plan was approved this past November, had four new building plans for the construction of 100 or more dwelling units in Q1.
The largest plans, filed by RFR Holding on March 1, called for the construction of a 375-unit, 647,354-square-foot mixed-use building at 175 3rd Street. The developer then filed plans seeking chairperson certification for the development. Those plans indicated the building would actually have 426 dwelling units.

Marino Mazzei, on February 4, filed a permit application for construction of a 291-unit, 384,894-square-foot mixed-use building at 563 Sackett Street.
Dave Kabasso through the company DSSR Realty Corp., on March 9, filed a permit application for construction of a 168-unit, 146,283-square-foot mixed-use building at 240 4th Avenue.
Rabsky Group, on January 3, filed a permit application for construction of a 164-unit, 153,506-square-foot mixed-use building at 435 President Street.
