Plans filed for two buildings with a combined 429 units in Flatbush
On March 21, two permit applications were filed for the construction of a 299-unit, 181,502-square-foot mixed-use building at 2201 Beverly Road and a 130-unit, 94,654-square-foot mixed-use building at 2359 Bedford Avenue in Flatbush, Brooklyn. J Bistricer filed the plans.
PincusCo reached out to Jacob Bistricer of Clipper Equity, but calls were not immediately returned. The property is owned by Florida-based ESL Investments following the bankruptcy of Sears, who also did not immediately respond to a request for comment.
The plans are two of 13 total new building plans in Flatbush in the previous 12 months. The larger of the two plans calls for the construction of the most dwelling units in the entire neighborhood over the span.
The first plans call for the construction of a 74-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number B00698115. The development site spans multiple tax lots.
The project is described in the filing as: proposed seven-story and cellar mixed-use building, 299 dwelling units.
Per the plans, the ground floor of the building will have 35 dwelling units, health care space, 97 parking spaces, and a terrace. Floors two through five will each have 54 dwelling units per floor, and floors six and seven will each have 24 dwelling units per floor. The cellar will have an exercise room.

The project is described in the filing as: proposed seven-story and cellar mixed-use building, 130 dwelling units.
Per the plans, the ground floor of the building will have retail and healthcare space. Floors two through six will each have 22 dwelling units per floor, while the seventh floor will have 20 dwelling units. The roof and cellar will each have recreation space. The building will also have 59 parking spaces.
